The National Association of REALTORS (NAR) just released their Existing Home Sales report and some have taken the results and ran with headlines like:

“Existing home sales collapse in January despite low mortgage rates”.

Let’s take a closer look at what the report really shows. There is a seasonality to home sales that happens every year, with a decline in January, (as shown in the graph below.) But in reality 200,000 more homes (3.2%) sold this January over last January.

The demand for housing hasn’t been a challenge.

Current buyer demand, as shown in the graph below, is actually 3x greater than that of January 2014.

NAR’s Chief Economist, Lawrence Yun points to the real issue at hand:

“Realtors® are reporting that low rates are attracting potential buyers, but the lack of new and affordable listings is leading some to delay decisions.”

Even though buyers are out looking for their dream home, they cannot find it! Inventory levels increased slightly since December, but are still below historic norms and unable to keep up with the elevated demand.

La Asociación Nacional de Realtors (NAR por sus siglas en inglés) acaba de publicar su informe de ventas de casas ya existentes y algunos han tomado sus resultados y publicado titulares como:

“Las ventas de casas ya existente colapsaron en enero a pesar de las tasas hipotecarias bajas.”

Demos un vistazo más de cerca a lo que el informe realmente muestra. Hay una estacionalidad en las ventas de las casas que pasa cada año, con un descenso en enero (como lo muestra la gráfica de abajo.) pero en realidad 200,000 casas de más (3.2 %) se vendieron este enero en comparación con el enero pasado.

La demanda por la vivienda no ha sido un desafío.

La demanda actual de los compradores, como muestra la gráfica abajo, es en realidad 3 veces mayor que la de enero 2014.

“Los Realtors® están informando que las tasas bajas están atrayendo a compradores potenciales, pero la falta de casas para la venta nuevas y asequibles está llevando a algunos a retrasar la decisión.”

Aunque los compradores están afuera buscando la casa de sus sueños ¡ellos no pueden encontrarla! Los niveles de inventario aumentaron ligeramente desde diciembre, pero aun están por debajo de las normas históricas y no está en capacidad de mantener al día la elevada demanda.

En conclusión
